Alberta Is Driving Canada's Job Growth—Here's Why That Matters for Calgary Real Estate

Every strong real estate market begins with one thing: people.

People moving for opportunity. Families searching for a better quality of life. Professionals following careers. Investors following growth. Today, Alberta is at the center of that story.

Over the past 12 months, Alberta accounted for nearly 79% of all new jobs created in Canada, adding approximately 78,500 jobs while national employment increased by 99,000. That's an extraordinary figure—and one that's rarely seen. In fact, you'd have to look back to 2014 to find another period where Alberta generated more than half of Canada's job growth.

The headlines make it sound like Alberta is booming overnight. The reality is more nuanced.

Alberta has continued creating jobs at a steady pace while much of the rest of Canada has slowed. Unlike other provinces, Alberta avoided meaningful employment declines earlier this year, with gains spread across healthcare, social assistance, public and private employment, and self-employment. Interestingly, this hasn't been driven by the traditional oil and gas hiring surge. Instead, the province is benefiting from a broader, more diversified economy.

Why does this matter if you're buying or investing in Calgary real estate?

Employment is one of the strongest indicators of future housing demand. When people have stable jobs, they buy homes, relocate for work, and invest in their communities. Alberta's continued population growth, expanding retail activity, increased energy exports, and lower exposure to U.S. tariffs are all helping support that momentum.

For buyers, this reinforces why Calgary continues to attract attention from across Canada. The city remains one of the country's most affordable major markets while offering strong economic fundamentals that support long-term home values.

For sellers, a healthy employment market creates confidence among buyers. While pricing and strategy remain essential in today's balanced market, strong local economic conditions continue to attract qualified purchasers looking to put down roots.

Investors should also be paying close attention. Job creation fuels rental demand, supports population growth, and strengthens the long-term outlook for housing. Calgary offers a combination that's becoming increasingly rare in Canada: economic expansion paired with relative affordability.

Will Alberta continue outperforming at the same pace? Probably not. As employment growth begins improving across other provinces, Alberta's share of national gains is expected to moderate. But moderation isn't the same as weakness. Current forecasts still point to Alberta remaining one of Canada's strongest economic performers through the second half of the year.

The biggest opportunities in real estate rarely arrive with flashing lights. They emerge quietly, supported by strong fundamentals long before they become obvious to everyone else.

Today, Alberta's job market is telling a story of resilience, confidence, and sustained growth. For anyone considering buying, selling, or investing in Calgary real estate, that's a story worth paying attention to. Because when jobs grow, communities grow—and real estate often follows.
