As competition has eased, prices have naturally adjusted.

The benchmark price for a Calgary row home reached $418,500 in July, down from the previous month and approximately 6% lower than one year ago. A major factor behind this shift is increased competition from Calgary's new home market. Buyers comparing resale townhomes with newly built options now have greater selection, encouraging sellers to price more competitively.

Yet, as always, Calgary is not one market.

Price performance varies significantly depending on the location. The North East and East Districts have experienced the largest adjustments, with year-over-year price declines of around 12%. By comparison, the West District has remained far more resilient, recording a much smaller decline of approximately 3%. These differences reinforce the importance of evaluating neighbourhood-specific trends rather than relying solely on citywide statistics.

So, what does this mean if you're thinking about buying, selling, or investing?

For buyers, today's row home market offers one of the strongest opportunities in recent years.
