The skyline is changing not just with cranes, new communities and expanding infrastructure, but with something less visible and potentially more powerful: talent.

Calgary is emerging as a serious player in North America’s technology economy. In CBRE’s 2026 Scoring Tech Talent report, Calgary ranked #15 overall and claimed the #1 position for tech talent growth for the third consecutive year. Edmonton also made the list, ranking #42 among North American markets. For Alberta, this is more than a technology story. It is an economic and real estate story.

Talent creates momentum. Momentum attracts companies. Companies create jobs, and jobs create housing demand.

For Calgary real estate buyers, sellers and investors, this is why looking beyond today’s headlines matters. A growing technology sector can bring new residents, higher-income professionals and entrepreneurs into the city. That can influence demand for condos near employment hubs, townhomes for young families and detached homes for households putting down long-term roots.

But growth alone is not enough.

Canada still faces a major productivity challenge: we are good at generating ideas and building promising startups, but we often struggle to scale those companies at home. Too many early-stage Canadian businesses are acquired abroad before they realize their full economic potential locally. Barriers include limited risk appetite, fragmented markets, insufficient domestic demand and gaps in capital, infrastructure and scale-stage talent.

For Alberta, solving this “scaling problem” could be transformative. If Calgary and Edmonton can retain growing companies instead of simply creating them, the economic impact could extend far beyond office towers and technology campuses. It could support stronger employment, population growth and long-term housing demand.

This is where Calgary real estate strategy becomes more nuanced.

The best investment is not always the cheapest property or the one making the loudest promises. Smart buyers and investors need to ask: Where is employment growing? Which communities are positioned near expanding business districts? What property type matches the next wave of demand?

Economic change can happen quickly. Just look at the diamond industry, where lab-grown diamonds have dramatically disrupted natural diamond prices and forced major adjustments across the market. Markets evolve when technology changes the rules.

Calgary is evolving too.

The opportunity is not simply to buy real estate because Alberta is growing. The opportunity is to understand why it is growing, where that growth is concentrating and how to position yourself before the next chapter becomes obvious to everyone else.
