This unit was a hidden gem in an already strong Calgary location. The kind of property that doesn’t scream potential at first glance, but rewards the buyer who knows how to look beyond the surface. We sourced it strategically, negotiated aggressively, and submitted a non-conditional offer on the first day it hit the market. That wasn’t risk-taking. That was a preparation meeting opportunity.

Like most real estate projects, the plan evolved. We fell in love with certain design elements that ultimately couldn’t be saved. We explored knocking down walls and creating a fully open-concept layout, only to realize that condo bylaws, cost structures, and timelines demanded restraint. Knowing when not to do something is just as important as knowing when to move fast.

There were challenges. Delays with condo management. A refrigerator that didn’t fit. A few heated conversations that reminded us we were mother and daughter before business partners. All of it came with lessons that sharpen future projects.
