November was a perfect example of this shift. It was slower for me—but not because buyers vanished. My clients weren’t stressed or scared. They were simply unimpressed. These are serious buyers. They’re pre-approved. They’re watching the Calgary real estate market daily. They’re ready to move. But the homes they’re touring aren’t exciting them. They’re not feeling that spark.
And that’s an important distinction.
When the right home does come along, buyers engage. But increasingly, we’re seeing deals stall because the seller’s bottom line and the buyer’s bottom line are too far apart. Sellers are often anchored to yesterday’s pricing, while buyers are anchored to today’s reality. That gap creates friction—and longer days on market.
This is not a broken market. It’s a selective market.
For sellers, this means pricing and presentation matter more than ever. The homes that are prepared properly, positioned well, and priced with intention still sell—and sometimes with competition. For buyers and investors, this market rewards patience paired with decisiveness. Waiting endlessly for perfection often means missing the homes that actually make sense.
Calgary real estate is no longer about speed. It’s about alignment.
